Who can invest in Spectacular REIT?

To invest in Spectacular REIT, individuals must meet certain criteria as accredited investors:

  1. Income Requirements: You must have an average annual income of over $200,000 (or a joint income of over $300,000 with a spouse) for the past two years, with the expectation of maintaining this income level in the current year.
  2. Net Worth: You must have a net worth of over $1,000,000, excluding your primary residence.
  3. Professional Certification: Alternatively, you may qualify if you hold a valid Series 7, 65, or 82 license.

Currently, investments are open to residents of the U.S., U.K., and Canada. We aim to expand eligibility to investors from other jurisdictions in the future, subject to applicable laws and regulations.

What are the tax implications of investing in Spectacular REIT?

One of the key advantages of investing in a REIT like Spectacular Fund is the tax efficiency it offers. Unlike traditional corporations, a REIT’s net income is generally not taxed at the corporate level, helping investors avoid double taxation.

REIT dividends may be taxed as ordinary income, capital gains, or return of capital, depending on the REIT’s current and accumulated earnings and profits. Additionally, non-corporate investors, including individuals, can typically deduct up to 20% of dividends received from a REIT—excluding capital gains and qualified dividend income—when calculating their U.S. federal income tax, subject to holding period requirements and other conditions. This deduction is currently available for taxable years beginning before January 1, 2026.
